With so many different programs, terms, rates, and government regulations it can be a complex process but we have streamlined the home buying and financing experience to make it quick and easy.
The first step is to get pre-approved so we can assist you with choosing the right home that fits your budget and meets your needs. This will save you time and money! When you make an offer on a home a pre-approval letter will be required for your offer to be considered and we will do this for you at no charge.
Here is how it works:
• Meet with a loan officer to discuss your goals and determine the program that may be best for you. We will give you an idea of what you could qualify along with the estimated rate, payment and closing costs We are available 7 days a week-just click, call or come in!
• Complete a loan application and provide the documents for your income/assets. At this point we will provide a pre-approval letter to submit with your purchase offer. We can also assist with structuring your contract and suggesting ways to save you money.
• When your offer is accepted we proceed to full processing/appraisal and final loan approval. This takes about 2 weeks and the “Loan Commitment Letter” is issued so you’ll know that your financing is ready to proceed to closing. Any outstanding items (such as homeowner’s insurance and property survey) will be gathered and the closing date is scheduled with all parties.
• About a week before closing the closing documents are prepared and we’ll work with the title company/attorney to coordinate all aspects of your closing. We will review the closing statement with you and explain the closing costs, monthly payment and answer all final questions.
• Closing day! You’ll sign the final documents, wire your funds to the closing agent/attorney and receive the keys to your new home. In most cases we will go to the closing with you.
